KEY INFLUENCES PLAN
Transport & highways:
Vehicle access is to be provided via a new junction on Stratford Road, with a secondary access for buses on Dog Kennel Lane. Traffic surveys are being undertaken to identify what improvements will be required to local junctions. We are also speaking to Stagecoach to see how local bus services could also be improved.
Green space network:
The Site’s existing field structure, bounded by trees and hedgerows, is to be retained and enhanced with new planting. This includes creation of a robust Green Belt boundary to the south. The existing bridleway and public rights of way are also retained as key green corridors. The masterplan is informed by a range of environmental surveys, considering ecology and trees.
Drainage:
The Site is in Flood Zone 1, at lowest risk of flooding in national planning policy.
Surface water drainage flows to the east and north and will be incorporated within a network of sustainable drainage features, discharging into existing sewers at less than current greenfield rates. These drainage features will also provide habitats for wildlife.
Utilities:
Existing overhead lines and pylons are to be diverted following discussions with the operators. Engagement is taking place with utility providers to identify what investment may be needed in the local network (e.g. water supply, foul drainage, power and broadband). In line with government plans it is expected that new homes will be heated via low carbon technologies (e.g. heat pumps), instead of gas boilers.
Noise:
Noise surveys are being undertaken to assess traffic noise from the Stratford Road to inform the masterplan and layout.
